Interior Design
A commission begins with the brief and the site, not with images. We want to know how the space earns its keep on an ordinary day — how a dining room turns tables, how a clinic protects the privacy of the person walking in, how a residence stays calm when the whole family is home. The concept comes out of those answers.
From there the work moves through concept design, design development and construction documentation, with the project shown at each stage in drawings, renders and physical material samples.
Architecture
Where the commission extends beyond the interior shell, the studio carries the building with the rooms — façade, structure and envelope drawn as one argument with the interior rather than a frame around it. It is the work that decides the light a room gets, the ceiling it inherits and the sequence a visitor walks to reach it. The drawings cover interior architecture, custom joinery and bespoke furniture as a matter of course — pieces designed for the room they sit in, not selected from a catalogue and accommodated.
Lighting Design

FF&E & Final Styling
Every surface, fitting and fixture is chosen and scheduled — the full FF&E and material specification — and the room is dressed and styled before handover, so the space opens finished rather than nearly finished.

Common questions
How do you charge for design?
Every commission is quoted individually, because the fee follows the scope of work and the size of the property — a compact apartment and a 400-seat restaurant are not the same piece of work. What we quote against is consistent: the area, the number of rooms or covers, the depth of documentation required, and whether you want design only or turn-key delivery. Tell us those four things and we will put a written fee proposal in front of you. The first meeting costs nothing and commits you to nothing.
How long does a project take?
We programme it rather than estimate it. Design and documentation are scheduled from an approved brief; construction is scheduled from the approved drawings. What moves the date is the size of the property, landlord fit-out conditions, permit requirements, and how quickly material and furniture selections are approved. A dated programme is issued alongside the fee proposal, before anything is committed.
Is there a minimum project size?
There is no fixed minimum. We assess each enquiry on the scope of work rather than on floor area — a small, well-defined space can be a better commission than a large, unresolved one. If we do not think we are the right studio for a project, we will say so in the first conversation.
Do you work outside Bangkok?
Yes. The studio is based on Soi Sukhumvit 26 in Bangkok and works internationally, with projects in Thailand, Laos, Cambodia, India, South Korea and London. For sites outside the Bangkok metropolitan area we agree the site-visit schedule and travel costs within the contract, so nothing is left open-ended.
What does turn-key delivery include?
One contract covering design, documentation, construction, our own site supervision, joinery and lighting fabrication, furniture, fixtures and equipment procurement and installation, and final styling — handed over opening-ready at an agreed price and date. It removes the gap where a drawing meets a builder’s interpretation, because the studio that drew the space is accountable for building it.
Can we use our own contractor?
Yes. A design commission ends with a documentation set complete enough for any competent builder to price and construct without guessing. We can also tender the set on your behalf, review the returns with you, and remain in a site-review role through construction.
How is furniture, fixtures and equipment procurement handled?
On turn-key projects the studio specifies, orders, tracks and installs furniture, lighting, loose items and styling against an approved schedule with agreed lead times. On design-only commissions we issue the full specification and you or your contractor purchase against it.
What happens if costs change during construction?
Variations are priced and approved in writing before the work is carried out. On turn-key contracts the agreed sum holds unless you change the scope — cost movement arising from our own buying or coordination is ours to absorb, not yours.
