Residential interior design in Bangkok begins with a difficulty: a home is the hardest brief to get right, because the client lives inside the result. The test is not how a room photographs on handover day. It is whether the house stays calm when the whole family is home, and whether it still reads as considered after a year of ordinary use. Residential interior design in Bangkok, as we practise it, begins with how the space will actually be used on an unremarkable Tuesday — where bags land, who cooks, which room absorbs the noise — and lets the plan follow from that. Tailored luxury, in our reading, is quiet rather than loud: built on material, proportion and light rather than on decoration.

The studio’s residential work runs from private houses over several storeys to condominiums, penthouses and apartments inside hotel-branded towers, and to houses and villas outside the city. The commission is the same in each case — interior architecture, joinery, lighting, the full FF&E specification — and it can be taken through to a turn-key handover by the studio that drew it. What changes is the constraint, and that is where the design begins.

Working inside a branded residence

A branded residence arrives with a shell you did not design and rules you cannot change. Slab-to-slab heights, service riser positions, façade lines and the operator’s own standards are all fixed before the interior designer is appointed.

That constraint is the interesting part. The work becomes precise rather than expansive: joinery detailed to the millimetre against a given ceiling height, lighting integrated only where there is depth to integrate it, materials chosen to sit with a façade rather than argue with it. Management approvals are treated as part of the programme rather than as a surprise near the end.

A private house is the opposite problem

On a private house nothing is fixed, which sounds easier and is not. Every decision is open, so the brief has to do more work: how the family actually lives, how the house should feel at seven in the morning against nine at night, how much of the plot to give to the building and how much to keep.

Circulation usually sets the character. In a house over several storeys, the stair is the one element every occupant meets several times a day, and it is worth more attention than any single room.

Condominiums and penthouses

A high-floor apartment in Sathorn or on the river is bought for its address and its view, and the interior has to earn its place between the two. At The Bangkok Sathorn, a 120-square-metre residence, the plan was reworked so that living, dining and kitchen read as one continuous room facing the skyline, a dark book-matched stone defines the few walls that matter, and the light is almost entirely indirect so the city stays the brightest thing in the room. At Four Seasons Private Residences, eighty square metres on the Chao Phraya were made to live up to the building without borrowing its scale: one room along the glass, the marble floor unbroken from door to window, and almost every cubic metre of storage lifted off the floor. The same discipline scales up to a penthouse, where the risk is the opposite — too much room and no centre — and the answer is a plan built around the way a family actually gathers rather than around the glazing. Branded residences

The Ritz-Carlton and Four Seasons towers hand over a formal shell — stone, glass and a skyline — and a rulebook. The Ritz-Carlton Residences apartment, 250 square metres for a family of three generations, kept the classical wall panelling of the address and answered it with oak, tan leather, a study that genuinely works and a nursery given the same attention as the master suite — every drawing submitted to the management office before a tool was lifted. A house that feels like a hotel

The brief we now hear most often for a family house is a version of “make it feel like a luxury hotel”. At Setthasiri Donmuang, a 400-square-metre house completed in 2026, that meant sequencing the ground floor like a hotel’s public rooms — a double-height foyer on a chequerboard marble floor, a walnut-and-stone dining room, a charcoal kitchen behind a curved bar — and quietening the upper floor into suites with their own lounge, dressing room and bar. Houses and villas outside Bangkok

Houses in Pattaya, Hua Hin, Khao Yai and Phuket are taken on the same basis as a house in the city, with the studio managing the site through its own team when the client wants a single point of responsibility. What a residential commission includes

Common questions

How long does a luxury home or condominium interior take?

A condominium unit typically runs three to five months from brief to handover; a full house or penthouse eight to fourteen. Concept and construction drawings come first, and we do not start on site until the drawings are complete, which is what keeps the build to its programme.

How much does residential interior design cost in Bangkok?

Fees are proposed per project against area and scope, and construction is priced from a full drawing set rather than an estimate. Do you design and build, or design only?

Both. Most clients ask us to design and then build under one contract so that responsibility for the finished room is in one place. Where a client has a trusted contractor, we provide a full construction set and site supervision instead.

Can you work with a home that is already furnished or being renovated?

Yes. Renovation is planned around what stays: existing services, structural walls, building-management rules for condominiums, and the pieces you already own. We survey first and design to the constraints rather than against them.

How do you protect privacy on a private residence?

We do not publish a home without the owner’s written permission, and many of our residential projects are never shown. Site access, photography and press are agreed at the start, in writing.

What do you need to start a residential project?
